There are times when replacing your roof may seem like the obvious thing to do (i.e. when you have leaks in your living room or mold is taking over your attic).
Here are five less obvious signs that your roofing system has failed and needs to be replaced. It’s important to catch these early so that you don’t risk any further damage to your biggest investment.

1. Missing, Lifted, Cracked or Curled Shingles
Once this starts happening it doesn't stop. Each and every spot you notice is just another entry point for harmful moisture.
A patch is essentially just putting a bandaid on a bullet hole. Hiring someone to patch your roof can get expensive quickly (with no warranty) and doing it yourself is not only time consuming, but also very dangerous.
There is no reason to bother with temporary patches when you’re going to need to replace your roof sooner rather than later.
2. Moss Growth
This is one of the most noticeable signs of a failed roofing system. The presence of moss indicates moisture in your shingles, and that means rot is taking place beneath them.
As the granules are lost (you’ve probably seen them in your gutters), little pockets are formed which get little sunlight and hold moisture. The end result is a forest growing on your roof.
Shady areas may expedite the process, but shade alone will not cause this issue.
3. Attic Discoloration
This is a very serious issue. If you notice discoloration in your attic it means moisture has gone past your shingles, past your underlayment and fully into your wooden roof deck.
Don’t worry, any reputable roofer will replace your damaged decking, but if you notice this it’s important to get it taken care of asap.
By being proactive about this issue, you’ll avoid any further moisture damage, structural issues and even harmful mold growth.
4. Black Streaking
This is a very common issue that you’ve probably seen just driving around your neighborhood.
The good news is that there are roof cleaning companies that will remove these streaks for a reasonable price. The bad news is that this is just a temporary, cosmetic fix and any underlying issues will persist.
Streaking only occurs when the protective granules have been lost, moisture is being retained and the roofing system has failed.
5. Roof Age
Traditional asphalt roof shingles last in the neighborhood of 15 to 25 years. If your roof is in that age range, the best thing to do is to schedule a professional roof inspection.
